After our initial meeting, I will assess what needs to be done to prepare your home. Minor tasks like touch-up paint, carpet stretching, patching holes, small repairs, and enhancing the exterior can make a big impact.

For more extensive updates, we might consider repainting large areas, updating kitchens and bathrooms, or replacing flooring and carpets.

 

However, my priority is maximizing your return on investment, so a full property renovation is only recommended when it’s truly beneficial.

Once the home preparation is complete, I always recommend staging, whether through accessory staging or a full property stage. This step is crucial for creating a neutral, inviting canvas where buyers can envision themselves living.

After staging, we proceed with high-quality media production. This includes professional photography, a cinematic video, and a 3D walkthrough, all showcased on a beautifully designed website.

My role does not end once we accept an offer. While the buyer is in escrow, there are many important milestones to reach.

 

Since our sales price will be higher than all comparables, I personally meet with every appraiser to ensure that the details that they're looking at align and also so they have a firm understanding of why your home is worth more. While the buyer's appraisal has minimal impact on us, my goal is to ensure that every detail is paid attention to & risks are mitigated. 

 

Communication with the other side is essential during this period.  Following the timelines of contingencies set in our purchase agreement,  I do everything I can to stay on top of all parties involved in the closing & take a proactive approach to
