PREPARING YOUR HOME

Showcasing a home in its best possible light is one of the most important steps in commanding a record-breaking price. 

​

The largest pool of buyers are those who are looking for homes that they can more directly into, without having to do any work. To capture that audience, the presentation of the home is paramount. 

​

Following our initial meeting, I'll identify work that needs to be done to prepare the home. Items such as touch-up paint, carpet stretching, patching holes, small repairs, & sprucing up the exterior space are minor fixes. 

​

Repainting entire areas, updating kitchens and bathrooms & redoing flooring or carpets are some ideas of more intensive work that could need to be done during this phase. Below are some examples of transformations for the market.

Once the preparation of the home is complete, I always recommend having the home staged, whether it's accessory staging or a full property stage. This important step helps create a neutral, blank canvas for buyers to envision themselves in. 

​

After the staging has been completed, we move forward with the media. Professional photography, a cinematic video, 3D walkthrough are all presented on a stunning website.

Beyond the media, a key factor in the showcase is telling the story of the home. The description of the property not only shares the property's details but highlights unique features that will help form a connection with prospective buyers, making it much more than just a house.

By utilizing the high-quality presentation of the property, the marketing & advertising campaigns encompass all aspects needed to not just reach, but capture & create buyers.

 

After identifying the target audience & likely buyers, I utilize digital ads that get in front of and then follow website visitors to keep your property top of mind. 

 

Email & text campaigns are sent to targeted groups of agents who sell homes similar to yours, and my existing network.

Physical flyers are delivered to the surrounding neighborhood in case neighbors know someone looking to move to the area. 

​

At the end of the day, what truly differentiates my marketing & advertising is that your home is the star, everything is invested into the process of finding a buyer, not for me to secure more listings.

Getting in front of buyers is an important step, but paying attention to converting those buyers is critical. Engaging open houses allows us to showcase the property in its best light & communicate why your home is special. 

 

The fact is that getting the best price takes true salesmanship. For private showings, I follow up with every agent personally to identify ways for us to appeal to them and their clients.

​Negotiating a sales price that outperforms everything else takes more than throwing numbers out & hoping something sticks. After engaging with agents who have shown the home, we essentially enlist them as evangelists for the property, working to match their clients with the perfect home for them, yours of course.

My role does not end once we accept an offer. While the buyer is in escrow, there are many important milestones to reach.

 

Since our sales price will be higher than all comparables, I personally meet with every appraiser to ensure that the details that they're looking at align and also so they have a firm understanding of why your home is worth more. While the buyer's appraisal has minimal impact on us, my goal is to ensure that every detail is paid attention to & risks are mitigated. 

 

Communication with the other side is essential during this period.  Following the timelines of contingencies set in our purchase agreement,  I do everything I can to stay on top of all parties involved in the closing & take a proactive approach to
